Alpaca is providing full MEP design and engineering services for this 8-story multi-purpose complex located in downtown Austin. The building is comprised of two below-grade parking levels, a restaurant shell space and parking on the first level, office condominiums on floors 2 through 4, and luxury residential condominiums on the four upper floors.

The building is to utilize water source heat pumps for conditioning and central domestic hot water supply to provide high-energy-efficiency operation.

This 102-unit complex is located just east of IH-35 in Austin, in an newly available area for development. The facility will consist of six buildings and a pavilion. The goal of the owner was to achieve a high rating in the Green Building Program administered by Austin Energy. Consequently, the design of the buildings included special consideration for energy efficiency and recycled materials. The building exteriors and site also makes use of high-efficiency lighting designed to compliment the atmosphere of the downtown area.
